Before you move off campus, take a good look at the rental agreement of your new house or apartment. Be sure you’re familiar with the terminology and know what you’re agreeing to before you sign the contract. Here are some questions to ask to help you make the best decision.
Payment terms. Will you be paying month-to-month or committing to a long-term lease? How much will it cost to break the lease?
Late fees. When is the rent due and what is the late fee? If your roommate has caused payment to be late, has he or she agreed to be responsible for the late fee?
Security deposit. Is a security deposit required? How much is refundable and what is required to get the deposit back?
Utilities. What utilities are included in the rent? If no utilities are included, what is the average monthly cost?
Pets. Are pets allowed (and what kind)? Are there restrictions on size and number of pets? Is an additional fee or deposit required in case of damage?
Repairs/cleaning. What repairs and cleaning will the landlord do and what is the system for requesting these services?
Insurance. Students are customarily covered by their parents’ policies while living on campus, now you’re on your own. Do you have renter’s insurance to cover the loss of property damage or loss?
Outdoor upkeep. If you’re renting a house, who takes care of the yard? Who is responsible for snow removal if needed? When is the garbage collected and where should it be placed?
Walk through. Before signing any agreement, walk through the property and note the condition. Request repairs, fresh paint, carpet cleaning, and any other necessary up keep before moving in. Take pictures or video of broken items so that you will not be held accountable for the damage when you move out.
